Conveyancing

We have sourced conveyancing quotes from various, specifically chosen, online conveyancing solicitors. These firms are based around the country and represent what we believe to be the best combination of service and value for money.

The solicitors work on a fixed fee basis and are able to carry out your conveyancing transaction wherever you live in England or Wales. We have provided a framework from which you can compare each solicitors fees in a uniform manner. ie. nothing's hidden.

The reason for this page is to allow you to select the specific conveyancing transaction you need;

Purchase Only Sale Sale & Purchase Remortgage

If you want a Transfer of Equity Quote (taking a person off the Title or adding a person on to a property) please use the Remortgage button.

We'll write you a free Will should you subsequently instruct one of our solicitors.

Why use us ? We give you choices. We provide a level playing field from which the solicitors have to operate. The legal fees are fixed. Our quotes are clear and concise and we only use conveyancing specialists to carry out your conveyancing.

Whilst we deal with a number of solicitors in various parts of the country you will not have to visit the lawyers looking after your transaction.

There are no hidden or deliberately misleading fees designed to obscure the real costs - check out the Disbursements page for an itimised breakdown.

Specifically it's worth noting that our solicitors have already included Indemnity Insurance, Acting for the Mortgage Lender, Mortgage Redemption, Identity Checks, Postage & Archiving, SDLT fees & the TT fees.

If you see a website that lists these items as "Supplemental or Additional fees" please make sure you've added them into your overall quote before you make the decision to instruct that particular solicitor.

The only costs to keep an eye out for, on our quotes, are whether you are buying from a Shared Ownership company, whether the property is a New Build, whether it's Leasehold or whether your Lender needs any specialist Searches..... but you'll see these figures listed on our Quotes pages.

With our conveyancing quotes we have tried to be very thorough & transparent. We are able to do this because we are an independent company and not subject to pressure from the solicitors themselves.

In terms of contact with our Solicitors you'll be able to call and email them as well as use the various tracking facilities to keep yourself updated on the progress of your Sale, Purchase or Remortgage.

What's the next step ?

After selecting from the "buttons" above you'll be taken to a page which will ask for certain key information about your transaction. You'll be asked about the purchase, sale or remortgage amount.

Additionally the solicitor's will want to know when you'll be moving and whereabouts in the country you are moving too.

The "when" relates to any forthcoming legislation. ie. the removal of HIPs and replacement with EPC's. The "whereabouts" box helps the solicitor determine whether you might need any searches specific to your area. ie. Coal Mining in the North or Drainage Searches in parts of the south.

Also if your Mortgage lender wants an "old style" Local Authority Search knowing the area (ie. Somerset) means the solicitor can tell you how much it will cost.

If you provide a valid email address the site will automatically send the 4 quotes to you. You may choose to print off the email as a hard copy or you may wish to use the links within it to visit the conveyancers website's, contact them by email, check their disbursements or call them yourself...

Legal Brokers Ltd works to the guidelines laid down by the Solicitors Referral Code.

Other than to send our initial, automated email & quotes, we will not contact you with any further marketing material. ie. you will not be placed on a LBL marketing database.

To conclude........Why use our conveyancing solicitors ?

Simple, straight forward, easy to follow, quotes.... a quality conveyancing service....
